Most inspections take 2–4 hours, depending on the size, age, and condition of the property. Larger or older homes may take longer.

It’s not required, but we strongly recommend attending. This gives you the chance to walk through the home with the inspector, ask questions, and see any issues firsthand.

We provide same-day or next-day digital reports. Reports include photos, descriptions, and recommendations, making them easy to read and share with your realtor, contractor, or lawyer.

Home inspections are visual assessments. They do not include destructive testing (like opening walls), cosmetic issues, or specialized services such as asbestos testing, radon testing, or mold sampling—unless arranged as add-ons.

Pricing depends on the size, age, and type of property. On average, inspections range from $400–$700. Condos and townhouses may cost less, while larger or rural properties may cost more.
